Q: I'm listed with another agent but I want to change to your agency. How do I do this?


A: If you have an open listing agreement with the other agent, we can start acting on your behalf as soon as you've signed the paperwork to allow us to do so. It's that simple!

If your property is listed exclusively with the other agent we will not be able to market your property, however we will endeavour to work with that agent throughout the time they are the exclusive agent to help find a buyer.

By law an exclusive listing agreement can only last up to 60 days maximum with an agent. After this period, upon expiry you may sign up with us under an exclusive listing agreement, or choose to re-sign with your current sales agent.



Q: How do you decide if a buyer is qualified?


A: After asking a potential buyer a number of carefully chosen questions, we will establish whether they are suited to your property and if they're in a position to act now or  in the near future. Making sure a buyer is potentially right for your property is an important part of the process to ensure that we're not wasting anyone’s time.



Q: I want to sell my investment property but it has tenants. Can tenants refuse access to the agent and buyers and potentially hold up a sale?


A: An agent is required by the Residential Tenancies Act to provide a given notice period to the tenants to inform them of the agent's intention to enter the property. Given this required notice is provided to the tenant, they cannot refuse access to the agent and buyers.



Q: Where do you advertise so my property is seen by buyers?

Q: How do you know what my home is worth?


A: After conducting numerous searches to compare similar properties in similar areas, with comparable features and that sold under current market conditions or that are currently on the market, we will provide you with a detailed report outlining showing you how we arrived at our appraised value of your home.



Q: My investment property is managed by another agency. Is it possible for you to sell it for me?


A: It is. A property management agreement does not grant that agent any rights over selling your property. Once you've appointed us as your selling agent, we will follow the correct procedure by contacting both the tenant and the managing agency to inform them in writing that the property has been listed for sale with us.

It's as simple as signing the listing authority, and we will take care of the rest.
